MiMo District Revival In The Works

November 13th, 2013

The MiMo district along Biscayne Bay is set to undergo renovations, as developer Avra Jain reveals her plans to make the location buzz worthy for style vs. decay. The Vagabond Motel for example, will reopen after much time spent in limbo. The 1953 hotel will debut on December 5, 2013, at 7301 Biscayne Boulevard, Miami, Fl, 33138, according to Miami Herald. Architect Dean Lewis is overseeing the redesign of the project.

Examples of its spotlighted restorations include reviving the fountain and iconic neon signs that many Miamians are familiar with. The developer will additionally install French-imported mosaic tiles to the pool area, featuring an open-air Cabana bar.

How are these projects being funded? According to Jain, this was only feasible through the City of Miami’s newly minted TBR program, otherwise known as Transfer of Development Rights. The program allows owners of historic properties to sell air rights to other developers, where some revenue made from new pre-constructions in the locale are pumped back into the renovation of historical landmarks. More information regarding historic preservation can be found here. The air rights of the Vagabond Motel were sold to The Related Group and Terra Group according to Miami Herald. The property was previously purchased by Jain for $1.9M in 2012.

In addition to this restoration project, four historic motels are slated to be transformed into boutique stays and places to eat and entertain. The developer’s vision is to set the MiMo district apart as a less expensive substitute to the ritzy and pricey hotels of South Beach. MiMo district is located at the Northeast end of Biscayne Bay.(Check out Sydney Server Real Estate’s South Beach post on other hotels debuting for Art Basel.)
